Earl's Court Painters & Decorators

Lettings & short-let repaints

The interval between occupants is a useful time to restore a flat's decorative finish. For landlords and lettings agents, the useful starting point is a reliable surface list and access date, followed by a programme that allows preparation, painting and return to use.

Choose the extent of the repaint after inspection

A studio with isolated marks needs a different instruction from a flat with widespread wear or a previous strong colour scheme. Assess the walls, ceilings and woodwork individually. Record any repair, leak or damp investigation that must be resolved before decoration, rather than relying on paint to conceal it.

Put the vacancy window alongside the work

Give the date the property will actually be accessible, the proposed next occupation and any other contractor appointments. Furniture removal, preparation, coat intervals and cleaning all occupy time. We review those dependencies before agreeing the decorating programme; the length of a gap alone cannot establish a completion date.

Make approval straightforward for an absent owner

Agree the person who can approve the quotation, colour references and any variation found during preparation. An agent's key collection should include building access information and the relevant work rules. The instruction should also specify whether appliances and furniture stay in position or will be removed by others.

Leave a useful reference for the next changeover

Retain the room-by-room finish schedule with the letting file, including the product, colour and sheen. Record any surfaces excluded from the repaint so the handover is unambiguous. The same approach suits a short-let gap, provided the available period includes the time needed before guests can use the room.

A room, a staircase,
a whole elevation.

Start with the part of the property you want to change. Add who occupies it, when it can be released and whether a managing agent or freeholder needs to approve the work.
