Earl's Court Painters & Decorators

Small hotel & guest-house painting

A small hotel in a converted terrace has to accommodate decorating within a building that is also receiving guests. Room-by-room work starts with a release plan: which spaces can be taken out of use, how they are reached and when they can return to housekeeping.

Build a room release schedule with the operator

Identify each bedroom or shared space, its surfaces and the proposed vacancy interval. Agree who confirms that the room is clear and who accepts it back. Repainting a ceiling, changing a dark wall colour or including substantial joinery may change the time required, so the schedule needs to reflect the actual scope.

Protect the guest route as carefully as the room

Plan how materials reach the work without occupying reception or obstructing stairs and landings. Coordinate room doors, ventilation, daily housekeeping and the removal of protection. Quiet painting and noisy preparation should be programmed separately, with the latter subject to RBKC's permitted hours and any specific authorisation.

Resolve a repeatable finish without losing detail

A defined palette can tie bedrooms and circulation together while allowing for different room sizes and light. Keep sample approvals and finish references with the operator's maintenance information. Cornices, door mouldings and existing fittings should appear in the room schedule so they are neither overlooked nor covered by a vague walls-only brief.

Treat the terrace frontage as its own commission

Exterior sash windows, porch details and railings involve different access and permission questions from bedroom walls. Confirm the proposed treatment and any approvals before agreeing that phase. The sister surveying practice handles required planning and listed-building consent work; guest access and security then need to be incorporated into the exterior sequence.
