Lettings & short-let flats

A well-defined repaint helps a landlord or lettings agent understand what can be achieved during a vacant interval. The starting point is the flat in its present condition, with the next occupation treated as a programme requirement to assess.

A rental brief within a converted building

The Philbeach appraisal records former houses adapted into flats and other shared accommodation. That local building pattern matters when preparing a letting enquiry: identify the flat's floor, its route through the house and who controls the shared entrance. The private repaint can then be planned around access that may also serve other households.

Match the brief to the size and condition of the home

A compact studio may need furniture moved several times to release its surfaces. A larger converted flat may allow rooms to follow one another. Record the practical arrangement as well as the room count, including access through the building and any retained furnishings that limit the working space.

Separate decorative wear from an unresolved problem

Marks around a doorway, a damaged wall and a recurring ceiling stain need different decisions. Identify repairs or investigations that belong ahead of painting and establish who can approve them. This gives an owner or agent a useful basis for deciding between a targeted refresh and a fuller repaint.

Coordinate the people involved in a changeover

Confirm key collection, inspection, decorating, cleaning and return of the property with the responsible contacts. For a short let, include the host or operator's room preparation before the next booking. Avoid filling every available hour with painting when the property still needs to be checked and put back into use.

Make later maintenance easier to specify

Keep the accepted finish details with the inventory or property file. Identify any retained walls or joinery that were outside the instruction. At the next changeover, these records give the discussion a precise reference, while the condition of the surfaces still needs a fresh assessment.

A room, a staircase,
a whole elevation.

Start with the part of the property you want to change. Add who occupies it, when it can be released and whether a managing agent or freeholder needs to approve the work.
